Before You Buy, Do This 1st
So, if you recently purchased a property here in California, the property lines are not as visible as a division of property, what should you do? You should get a survey to verify where your boundaries are before you do any significant work and address those issues.
If possible, do it even before you buy the property. Alternatively, what we’ve seen happen here at the Estavillo Law Group is where people have bought the property, they’ve owned it for say 20 years, And all of a sudden their neighbor had a survey done and they’re claiming that you have encroached on their property and in fact you are harming them. And they could potentially file a lawsuit against you to try to go after you either for damages or to reestablish the property boundaries.
So when buying property here in California. We recommend getting a survey done or at least verifying where the property boundaries are so that you have clarity on what your rights are and what you actually are buying.
